Timber Sale #2
KWI Holdings is offering sawtimber stumpage on 984 acres situated in Horton Township, Elk County, Pennsylvania, for sale to the highest bidder. This sale will include all sawtimber stumpage with a diameter of 13 inches or greater at a point 6 inches above the ground on the uphill side of the tree.
The estimated sale volume of 7,638,163 board feet is based on a 2004 point sample inventory, adjusted for growth and cutting. The timber volumes (below), net volume, Scribner Log Rule, are not guaranteed, but are final for the sale. Interested parties are encouraged to make their own estimates of merchantable volume. More detailed stand summaries are available on request.
Access: Access is from Shawmut Road off of PA route 219 at Brockport PA. A private road at the village of Shawmut provides access. See attached map

Bids: Sealed bids will be received at the office of Edward S. Kocjancic Inc., Consulting Foresters, of 24 Timber Lane, P.O. Box 439, Kane, Pennsylvania 16735, until 2:00 P.M., Thursday, February 7, 2008.
A bid guarantee in the amount of $20,000 in the form of a money order, certified check or bank draft and payable to KWI Holdings must be submitted with each bid. The bid guarantee will be returned to all unsuccessful bidders within three business days after the bid opening. The right to reject any and all bids is reserved. All bids should be clearly marked "KWI Timber Sale" on the outside of the envelope.
Performance Deposit: The successful bidder will be required to submit a performance deposit of 3% of the total sale amount in the form of a money order, certified check or bank draft within 30 days of the bid opening, to be refunded or retained in part or in full for liquidation damages according to the condition of the completed sale.
Method of Payment: Payment may be made in quarterly installments. The first payment will be $500,000 due February 29, 2008. $250,000 will be due on the final day of every third month thereafter until payment is complete. Buyer will be required to sign a timber sale contract on or before February 29, 2008. Failure to do so will result in forfeiture of the bid guarantee. No cutting will be permitted until payment is received. Payment schedule must keep pace with scheduled harvest value.
Special Considerations: Harvesting activity will be limited to summer/dry or winter/frozen conditions. Suitability for operation will be at the discretion of the Forest Manager. Haul road maintenance and reconstruction will be the responsibility of the successful bidder. Successful bidder will be required to maintain the road in a condition comparable to its pre-sale condition. Application of stone will be required if rutting occurs.
Expiration Date: Four years will be permitted for removal of timber. Contract will expire on February 28, 2012.
Insurance: The successful bidder will be required to file a certificate of insurance evidencing statutory workmen's compensation coverage, public liability and automobile liability coverage. Edward S. Kocjancic, Inc., and KWI Holdings must be added as additional named insured.
